I ahve clients who have even used lawyers to help them with the purchase but still the property was not entirely legal. A good geometer, a survey, a recommended notary, a recommended agency are the only combination plus if you have the language go to the council.
@  Admin - Colleen : (15 February 2015 - 10:16 AM) I see your point about suing but have you ever sued in an italian court? It takes years which means that in the meantime you can not even try and make your property legal to resell. The other point is that if you declare the deeds were invalid, it makes your deeds null and void. At which point you don't even have a house anymore!! And then try and convince the previous owners to give you your money back?
@  grizwolds : (15 February 2015 - 08:39 AM) At the moment we have ADSL wifi which is very good but streaming tv. Is difficult - we only manage 5/10 mins at a time - we are in San Vito - only having channel 4 is limiting!  Ideas please!!!

@  Murri55 : (14 February 2015 - 10:48 PM) of course none of this helps after you are confronted with a problem...yes you have to go in with your eyes open. my advice is to always have by your side a geometra with a good reputation AND a reputable Notary: especially the Notary can really mess you up, although they are like "gods" ! in purchasing in Puglia recently I had to fire one and hire another who pulled it all together quickly. My architect made sure all the dots and dashes were truly covered and followed it all to contract. He also went to the Commune before I closed with the plans for changes and made sure that they would be accepted.
@  Murri55 : (14 February 2015 - 10:41 PM) also, when selling! fyi, IF for any reason all your property is not legal free and clear as represented in the contract the buyer can come back at you big time and forever! all changes that you made must be register in the Castato, (u need a geometra for that) and IF you even had stuff that was not registered properly when you bought the property, you inherit those issues. When you have questionable aspects of your property you can u put them in as such in the sales contract to absolve yourself of future responsibility (buying "as is")
