So if the aim is to have something habitable into the future then if it's priced competitively and you have the dosh to rebuild - get advice with a view to knocking down replacing with a new build - then tax (or resale) comes into play once habitable anyway.

I would say t's advantageous for 2 reasons, you will pay less tax because it's not habitable and you will pay less to purchase the place as you are buying a first floor deposito, not a bedroom. The agents on here can give you ball park figures for habitable space, deposito, veranda, land etc.

Head height means that it is not a bedroom but will stay as storage area or whatever title is has been given. Doesn't stop you using it however as what you wish. Could be a problem when you sell in the future as regulations getting tighter and also people buying getting more particular.

Thanks flora. Unfortunately the room is on the roof so no changes can be made to the structure. Lawyer concerned that if we buy this will come up again when we want to sell. Heart over head decision!

LMB we encountered this with our little store room but although happy to knock down and replace with full size we did not have enough % allowance at the time- all they could offer was dig below floorline. So will now be done within further allowance. If you have enough % allowance during renno then best to look at including an upgrade to meet height regs.
