Looking for advice re property purchase!

Hello from Ireland!!!

Was so delighted to come across this forum when searching for advice re buying a holiday property around Martina Franca. We’ve visited other areas of Italy but nowhere compares to Puglia. We have started to identify properties and will be traveling to the area July 22nd to 9th August hopefully to view them and start the purchase process. We would really appreciate any advice anyone would have with regard to the steps we need to take i.e Surveyor, Mortgage, Banks etc. Any in particular you’d recommend? Or avoid? We’re really winging it as we’ve no idea where to start so any help at all would be fantastic. Thanks so much!

Hi and welcome,

Getting a mortgage in Italy for the locals is quite difficult so you may need to consider mortgaging in Ireland and bringing your funds over to Puglia. However, our bank in Cisternino showed an interest in mortgaging recently.  Banca Carime, part of a bigger banking company UBI. Each bank has its own policy on mortgages so do not necessarily stop if the first one, says no. The individual branches also tend to equally have their own thoughts.

You would need to prove income of course and it would have to be translated in Italian, I imagine.

The bank who then issues the mortgage would demand a survey without a doubt and all the documentation pertaining to the property. May take a bit longer but they would be able to give you an idea of success or not from the outset. 100% however would unlikely be granted.

Initially you need to get an interview with the bank manager. So I would start there.

Hi Miriam and Tony, we found our place near Martina Franca whilst on A Place in the Sun (Channel 4). The agent we used was Gruppo Invest, in Cisternino. They were fantastic from start to finish and arranged everything for us. They have an excellent English speaking associate called Pietro who cannot do enough for you. I strongly recommend them as a trustworthy agent. Kind regards Bob and Lucretia

Hi Colleen, Bob & Lucretia! Thank you so much for all the advice. We’re going to follow up on everything. We’re so excited about the prospect of having our own bolt hole in Puglia - both of us have very demanding careers together with four teenagers, so need the beauty, pace and quality of life that Puglia offers to recharge often.  Bob & Lucretia, we looked at your journey with a touch of envy!!!! Hopefully we’ll get to swop war stories some day!

Hi Miriam and Tony, exactly our reasons for buying in Puglia except we are looking to make it our permanent home as soon as we can, seen too many of our friends and colleagues work themselves into the ground... literally!

Be good to swap experiences (sat in the sun with a glass of vino preferably), as we said ours turned out to be pretty straightforward with the help of Pietro from the agents. The fees are a bit eye watering (add at least 10% onto the purchase price to cover agents, notary costs etc. But we didn't really hit any hurdles with the purchase itself.

Hello from the Isle of Man!

We're completing on our Puglian property in apx 2 weeks time.

We used an estate agency in Fasano called Casa Puglia. We have no complaints so far, but let's hope the sale goes through smoothly.

We are using a translator called Annacarin who has been extremely helpful (it's fair to say she's gone above & beyond and pointed out a few potential pitfalls we weren't made aware of...). She is extremely efficient plus her husband is an architect so they have lots of contacts in the trade. You can contact her at annacarinletizia@gmail.com

Hi Both,

Fellow Dubs here.

We went to Puglia for a weekend in April 2017.

We had a false start and a further speculative visit in June. In the heel of the hunt we found ourselves signing a deed for a villa that same September and haven't looked back since.

Madly impulsive but when the little voice within speaks....don't ignore it.

Have met some truly great people along the way. There are plenty of potholes in both the Puglian property purchase process and the roads! Most of them are avoidable if you seek proper professional advice.

There's plenty available.

Opt for fee advice over free advice every time. 

Saves both pain and money over the long term.

Give us a shout if you'd like to pick our brains over a pint or a cuppa.
